Tulsa’s Worst Apartment Complexes 2.0
When I visited Tulsa’s worst apartment complexes the first time, I thought to myself, “What the h*** was I thinking?”
When I stopped to take pictures for round two, a man confronted me at the second apartment complex. He opened my car door.
“What are you doing here!” he yelled.
Before I answered, I looked down to see if he had a gun. He had a Weed Eater, which I immediately thought would be a hilarious ending for something that wasn’t me.
“I’m taking pictures of that sign,” I said. My chest hurt.
“This is a daycare center!”
“I’m sorry, I pulled into the parking so I wouldn’t block traffic.”
“Get out of here!”
He slammed my door shut. I locked it and quickly left.
I should’ve learned my lesson, but I had eight more complexes to see.
Based on recent meth fires, shootings, robberies and a subconscious desire to die at the hands of a daycare groundskeeper, I give you Tulsa’s Worst Apartment Complexes 2.0:
10. Meadows
A glorious representation of elegant shopping carts awaits the discriminate renter. Enjoy the convenience of pushing your children to the park, or your baby-daddy to the emergency room, with these upscale platinum buggies. A Meadows exclusive.
9. The Royal Arms
With only two fires this year, there is little chance of a third. Oops, spoke too soon. Visit Royal Arms next year for their annual remodel special.
8. Plantation

5557 E. 47th St.
Beautiful Southern charm and design, without the awkward slavery history associated with most plantations. Custom built to hide large families.
7. Magnolia Manor
This complex is conveniently located near shopping centers, Lafortune Park and the Plantation Apartments. Ask about their breathtaking drug fire views.
6. Colonial Park
Nice.
5. Salida Creek
Excitement awaits you as jealous boyfriends abduct their underage girlfriends. Families welcome, especially those with daughters. Perfect for Chris Brown supporters.
4. Riverview Park
Enjoy the pristine view of the basketball courts that lie west of the Arkansas River. Located near upscale parking lots. Pre-scorched apartments available.
3. ?????
Absolutely stunning. These prestigious apartment homes are located near 61st and Peoria, in the heart of South Tulsa’s crime district. These apartments are unnamed and renters are by Section 8 invitation only.
2. Melrose
Located within walking distance of the 500 used-car lots, and several bars, along historic Route 66. Recently, de-junkied. Stop by for an in-person virtual tour.
1. Shenandoah Valley
It’s not the attempted hold-ups or the nearby dead retail center that placed Shenandoah Valley at number one on this list. It’s my personal connection. Back when these were called Eastland Apartments and they weren’t ghetto, I had my first kiss.
It was a magical 35th birthday.










Two editions and still no Waterford? That place should be condemned strictly because they once let me live there.

How Pomeroy Park at 68th and Lewis escaped this list is puzzling. Normandy Apts at 36th and Sheridan used to be in the top ten.
Waterford, Brightwater, Pomeroy Park and Normandy will make the next list.
Interesting note on Normandy is that it was originally built as public housing instead of a regular apartment complex. This complex is one of few that actually offer 4 bedroom apartments. The location fit into the citys planning of the late 60s government mandated public housing, allthough most were put on Tulsas north side. The government got out of running free public housing and instead ran off section 8 vouchers to allow no income families to live amongst the working people. Only problem is that it drove the working people away, and devalued surrounding property values. End result is that you never want to live near an apartment complex.
Your worst apartments made me think of something that happened to me here in OKC.
Back when I was an Animal Control officer I received a dispatch about an injured cat at an apartment complex. When my dispatcher gave me the info on the location she said that the cat “was by a white car that was up on blocks”. When I got to the location I had to call my dispatcher and ask her “which white car up on blocks” there were three of them in the parking lot. Just so happens this was one of the days that my wife was riding along with me and I thought she was going to pee her pants she was laughing so hard.
We also have an apartment complex here called The Rain Dance and I think on average there are two-three fires a year there. I find humor in that, granted I shouldn’t but as far as I know no one was hurt.
I knew someone that had an apartment at Executive Manor around 31st and Yale. It seems every time I went over there someone would walk up to me asking for a ride or money. Thank goodness for Irritated Tulsan’s advice telling me it’s better to be a jerk than a victim. He’s keeping me safe, but who’s keeping HIM safe while shooting those photos?
Fine. Waterford, Brightwater, Pomeroy Park, Normandy and Executive Manor will be on the next list.

No list is complete without the apts just east of 25th and Memorial. Originally built as Ponce De Leon, and not neccesarily the classiest place to call home, its now home to the largest non english speaking group of people in the Tulsa area just north of the Clear Channel communications complex
Waterford, Brightwater, Pomeroy Park, Normandy, Executive Manor and The apartments formally known as Ponce De Leon. Four more suggestions and I’ll have a third list.
Morning Star, Apache Manor, Get you two more closer to the list. Theirs one behind Riverside Chevy and Bob Hurley Ford that is beggin for a mention.
HEY HEY now the ones behind riverside chevy are not that bad anymore rivera west yes but they closed it down and hampton hills is a very nie place to live now they have completly overhauled it i know i live there

Okay,this is the funniest thing I’ve seen all day! I just moved back to Tulsa after living on the East Coast & in the Twin Cities…and looking for an apartment in this town is nothing if not an adventure. Thanks for the amusement in the midst of the horror.

Actually, I could produce a much scarier set of photos in more upscale cities than Tulsa. In expensive California markets where studios start at $1000 but unemployment is >10%, people go to more desperate measures

The only way you would ever get me to live in a apartment complex in Tulsa is if they had one where 90%+ of its tenants were single 28yrs to 40 yrs old 5″6′, 95lbs Blond beauty queen/models with Ma’s and or PHDS, had IQ’s of 170+, and were all Cordon Blues.
I also would have to be allowed to own and carry a large assortment of large caliber
pistols, rifles, assault rifles, machine guns, and large bore sawed off shotguns.

I would not recommend Magnolia Manor, Brixton Square Or Fulton Apartment they are now owned by one owner she does not care about her residents in the apartments if you report a problem with pest control issues she tells you it is not her problem where you go so she can exterminate. She expects people with health problems to stay out of there apartments for 12 or 18 hours and some of her residents have no family or friends they can go to. If she truly cared about the residence she would make sure they had a warm place to go and make sure they are safe I would like to know the owners name and number so I could contact her personally it is the office managers with a snotty attitude
